Your Orlando Neighborhood Update

This past week, we saw a few shifts in the Orlando market—nothing too dramatic, but enough to make us take a closer look. If you’re thinking about buying, selling, or just keeping tabs on where things are headed, here’s what stood out.

🏡 Single-Family Homes

Sales ticked up a bit—390 homes closed last week, compared to 378 the week before. A little more movement, which is typical as we move deeper into spring.

Prices, though, told a different story. The median price dipped to $410,000, down 3% from the week before. That’s a decent drop for one week, but we’re not reading too much into it just yet—it’s more of a sign that buyers are being careful, not that the bottom’s falling out.

Inventory rose again, up by 61 homes, bringing us to 8,396 active listings. More homes on the market = more options for buyers, and a little more pressure on sellers to price smart.

Distressed sales were nearly nonexistent—just one foreclosure and one short sale. The market’s staying pretty stable on that front.

🏢 Condos, Townhomes & Villas

Sales also rose here—112 units sold last week, up from 103.

But like the single-family side, prices came down. The median dropped to $268,500, a 5.8% decrease. That’s a bigger swing than we usually see, and again, likely tied to buyers being more selective.

Inventory also climbed, now at 4,418 listings. Still no foreclosures or short sales, which tells us the condo market is holding steady, even with the price adjustment.


What We’re Seeing

More homes, lower prices, and buyers taking their time. This is what a balanced market looks like—where no one side is running the show. Sellers need to come to the table with a strong listing strategy, and buyers? This is your moment to shop with confidence.
